Steps to Buying a New Home

Purchasing a new home will likely be one of the most important financial decisions you will ever make. Home ownership comes with many financial benefits such as tax savings, increased financial security, and in many cases, lower monthly payments than rent. Beyond the financial benefits, purchasing a new house allows you to customize and create a home in which to make memories.

Brookline Homes knows how important building your dream home is, and we strive to make the homebuilding process as simple and enjoyable as it possibly can be. We have identified some key steps to help guide you through the process.

Work with one of the Brookline Community Sales Managers to identify the features, floorplan, and community amenities that best suit your needs for your new home sweet home. After you have selected your floorplan and homesite, you will sign your purchase agreement and pay your earnest money deposit.

One big advantage of purchasing a new home is opportunity to personalize it. Our “Everything Included” options help streamline the homebuilding process and eliminate the confusion of having too many choices. The Brookline design team has carefully assembled packages of the most desirable color palettes, flooring, quartz countertops, cabinetry and finishes that complement each other throughout the home.

Within 30 days of signing your Purchase agreement, you need to contact a mortgage lender and secure a mortgage commitment. To help simplify this process, we have teamed up with 4 preferred lenders. While you can choose any lender you desire, our preferred lenders are hand selected because we trust that they will give you a great mortgage experience start to finish.

Building Process

The homebuilding process can take between 4 and 7 months depending on a variety of factors including weather, inspections, supply chain and vendors. Throughout the construction of your home, your builder and Brookline Community Sales Manager will keep you up to date on the progress and key milestones your new home. Start to finish, you will have 4 meetings with your builder to learn about and construction of your home.

  • Permitting and Foundation (5-8 weeks)
  • Pre-construction meeting
  • Framing (2-4 weeks)
  • Pre-Drywall Meeting
  • Rough Trades and Exterior Finishes (5-10 weeks)
  • Final Trades and Interior Finishes (4-6 weeks)
  • Homeowner Orientation
  • Final Walkthrough

  • Approximately 30 days before closing, our closing coordinator will reach out to you to schedule your closing. At this time, you want to ensure that your mortgage is in place and start making your preparations to move.
  • One week prior to closing, you will have your New Home Orientation meeting with your builder. During the New Home Orientation your builder will walk you through your home and instruct you on the operation of the key systems in your home. Maintenance and emergency procedures related to these systems will also be covered.
  • On the day of closing, you will have a final walk through of your home with your builder. After final signoff on your home, you will head to the office of our closing attorney to sign all of your paperwork. If you used our preferred lender, you will receive the keys to your new Brookline home at closing. If you used a different lender, you will be able to pick up your keys from the attorney later that day or the following morning after your loan funds and the deed is recorded.
