New Home Construction Timeline

Watching your new house transform from a dirt homesite to your new home sweet home is incredibly exciting. To help you prepare and understand your new home’s construction, we have outlined the typical steps Brookline Homes will take in the construction of your new home.


Your Brookline Build Journey, Step-by-Step

Townhomes & Single-Family Homes (4-6 Weeks)

You will sign your contract and have a pre-construction meeting with the builder. After that, we will send out purchase orders to vendors and the lot rough grading begins.

Townhomes (2-3 Weeks) & Single-Family (1 Week)

The type and timing of your foundation depend on the home's size, lot conditions, and local codes. This phase includes up to four county inspections.

Townhomes (3-4 Weeks) & Single-Family (1-2 Weeks)

Your home starts to take shape. This is when framing begins and you’ll see the structure come to life—with visible rooms, stories, and rooflines. One county inspection is required during this stage.

Townhomes (2-3 Weeks) & Single-Family (1-2 Weeks)

Multiple crews will “rough in” HVAC, plumbing, and electrical throughout your home. This stage includes three county inspections. Before drywall goes up, you'll have your Pre-Drywall Walk with your Brookline Builder.

Townhomes (1-2 Weeks) & Single-Family (1 Week)

Work continues on the outside of your home to bring its curb appeal to life, including roof shingles, siding, trim, and gutters.

Insulation & Drywall Installation

Townhomes (2-3 Weeks) & Single-Family (1-2 Weeks)

Rooms are enclosed, and the layout becomes clear. For many homeowners, this is when the home truly starts to feel real. One county inspection requires.

Interior Finishes & Design Features

Townhomes (2-3 Weeks) & Single-Family (1-2 Weeks)

Everything inside comes together: Interior trim, doors, and paint are completed, followed by cabinets, countertops, flooring, and tile. Outside, the siding is painted and your driveway and sidewalks are poured.

Final Systems & Appliance Installation

Townhomes (2 Weeks) & Single-Family (1 Week)

It’s time to bring your home to life. The HVAC system is turned on and tested, appliances are installed, and finishing details like lighting, hardware, and mirrors are added. Four county inspections are completed during this stage to ensure everything is ready for move-in.

Last Steps: The Brookline Way

One week before closing, you’ll meet with your builder for your Homeowner Orientation. During this time, you will: 


  • Tour your finished home
  • Learn how to operate key systems
  • Review warranties
  • Locate utility shut-offs. 
  • Ask questions and note any final items to be addressed. 


On closing day, you’ll do a final walk-through to confirm everything is finished before dotting the i’s and crossing the t’s. Then, the home is officially yours.
