Spring is on the horizon, and it has a way of making new beginnings feel possible. The days are getting longer, the weather is turning warmer, and many of us are starting to think about what’s next in this new season.


It also happens to be an ideal time to buy a new home. Moving is far easier in mild weather, and with interest rates having come down, more move-in-ready inventory available, and buyer-friendly incentives, affording the home you want may be more achievable than it once was.

Here are five steps to help you get started on your homebuying journey this spring.


1. Determine your budget


Before you start heavily considering a home, you need to know what you can afford. The last thing you want is to fall in love with a property and come up short on financing. 


The good news is, according to the United States Federal Reserve, interest rates are now about 1 percentage point lower from they were at the start of 20251, while home prices have stayed relatively the same. That may not seem like a lot, but it makes a big difference for the math behind financing.


Your mortgage payment is determined by several factors: 


  • Property price
  • Down payment
  • Household income
  • Credit score 
  • Interest rate (fixed or variable)
  • Term of the loan (15 or 30 years)

2. Get pre-approved financing in advance


It’s one thing to know your budget. It’s another thing to have financing in hand.


Buying a home is much simpler and smoother when you’re already pre-approved for financing. It lets sellers know you’re serious, and it makes closing go a lot faster. 


Completing this step puts you ahead of other buyers in the market. When a home has multiple offers, a seller will often choose an offer with pre-approved financing over another one where financing has not been set up yet.

3. Focus on the bones


When you’re considering a home, avoid getting overly fixated on how it looks right now. Nothing says your home has to resemble a model in a subdivision or how sellers have styled it. You can change a lot about a property, but not everything is a quick fix. 


In home buying, we talk a lot about the bones, which are the structural elements. These include the foundation, the layout of the floor plan, and the number of bedrooms and bathrooms. It’s often expensive and not feasible to renovate these attributes.


So, when you tour a home or look at photos, don’t worry if the wall is the wrong color — it’s easy to paint. Finishes, décor, and aesthetic details can all be changed over time, often with relatively simple updates. What matters more are the elements that are difficult or expensive to alter, like the layout, natural light, room sizes, and overall flow of the space.


The bones tell you what the potential of a home can be. They shape how you’ll live in the space day to day and what’s possible as your needs evolve. Think of them as the foundation for the future and a solid framework you can personalize and make your own.

4. Know your must-haves


When you picture your dream home, what features come to mind? Maybe it’s a bright kitchen where everyone gathers, a quiet home office, or a backyard big enough for summer barbecues. One helpful way to clarify your vision is to save photos of spaces you love and look for patterns. You may notice you’re consistently drawn to natural light, open layouts, or outdoor living areas.


From there, take it a step further and ask yourself to choose between features. Would you take a kitchen island over a surround sound system? Extra square footage over a shorter commute? Notice which features consistently win. This tells you what matters most, so you can get as close as possible to having it all.


Knowing your must-haves will guide you through every stage of the homebuying process, from selecting homes to touring and putting in offers. Knowing which features are truly non-negotiable gives you clarity and confidence when decisions become difficult.


5. Research, research, research


Your home is likely to be the biggest purchase of your lifetime, and you deserve to get as much value as possible out of it. That comes with knowing what you’re buying and doing your homework, no pun intended.


Research helps you make an informed purchase, and there are many facets to consider that are specific to your lifestyle:


  • School districts
  • Neighborhood amenities
  • Ongoing maintenance
  • Things to do (shopping, dining, recreation, etc.)


There’s no right or wrong way to research, and you don’t have to overwhelm yourself by making it too formal or trying to do it all at once. Start nice and easy by exploring and observing. You’ll naturally start to pick up on what you like and dislike.

As we close out 2025 and look ahead to a new year, I’ve found myself reflecting on what it means to build. That philosophy has guided us through 2025, shaping not only how we show up for our buyers, but how we show up for one another. Our team has evolved in all the best ways. We’ve become more collaborative, more transparent, and more connected – across sales, field, office, and leadership – than ever before. It’s not always easy work, but it’s work that matters and makes a difference. And it’s the kind of work that reminds me every day why I love what I do: helping people find and feel at home.
