Most home buyers have their list of wants and needs as they start the search for a new home. After all, no one understands your priorities better than you


But when you’re in the market for a new home, it’s not just a matter of features and amenities. There are
a lot of other factors to consider, from builder warranties and coverage to homeowners’ association rules and fees. 


This is your guide to navigating all the aspects of the home-buying process you’re
not thinking of – the ones that may not sound exciting but are no less important. 


Builder Reputation & Track Record


It’s sad but true: Companies aren’t always what they appear or claim to be. 


That’s why you need to do your due diligence. If you’re in the market for a new build, investigate the builder’s website and keep an eye out for signs of success. (We highlight our industry awards and recognitions
here.) Also, search online for reviews from home buyers (also on our website here). For most of us, our home is the biggest investment we make. Do what you can to ensure you’re putting your hard-earned money in good hands. 


Quick tip:  Research the builder before you head out for a home tour. This way you can rule out the companies you don’t trust before you fall in love with their product. 


Builder Warranties & Coverage

 

One of the advantages of buying a new build, compared to an existing home, is that most builders offer warranties as part of the purchase price. The question is, what do those warranties include, and how long do they last? 


There can be quite a few factors at play, and that’s why it’s important to get your warranty information in writing before signing your contract. At Brookline Homes, for instance, we include detailed warranty information

Quick tip:  As part of your warranty research, make sure you understand the builder’s process for handling issues after you move in. Learn how to submit warranty claims so you’re ready if problems arise. 


Quality of Materials & Finishes


When you’re shopping for new construction, what you see in the model home is not always what you get once you decide to buy. Oftentimes, a builder will use the model to showcase the most expensive upgrades, hoping to upsell buyers. To be fair, there’s nothing wrong with showcasing the best of what you have to offer. But it’s important for buyers to understand the quality of materials and finishes at all levels of purchase. 


As you consider your options, take time to think about what will improve your life and fit in your budget. Resale is also a key consideration, as upgrades can also add considerable value when it comes time to sell. 


Landscaping & Outdoor Space


So much of home buying is about indoor space, but outdoor space can be just as important. And with new construction, it isn’t always clear what comes with the purchase price. For instance, is landscaping included, or do you need to complete it on your own? And beyond your personal outdoor space, how walkable is the neighborhood? What parks or public spaces are nearby? Find the answers early in your search process to alleviate any surprises later on.


Homeowners Association (HOA) Rules


If you’re looking to buy into a new construction neighborhood, chances are good you’ll encounter a homeowners’ association, better known as an HOA. 84% of newly built, single-family homes are part of an HOA, and they are particularly prevalent in southern and western states. 


But, not all HOAs are created equal. That’s why it’s important to understand the fees and the bylaws associated with the community you’re looking at. HOAs can have a great deal of power, and you want to know the requirements
before you decide to buy. 


Neighborhood & Future Development


Last but certainly not least, it’s important to consider the future of the neighborhood and the surrounding area before you buy into a particular community. After all, future development plans could significantly impact your home’s value and your quality of life. 


Understand the scope and scale of the new home community you’re looking at. How many homes will be built in the coming months and years? What amenities (grocery stores, pharmacies, etc.) are there to support you and your future neighbors? In addition, look out for any zoning changes or new construction projects (both commercial and residential) to understand how your neighborhood may change over time. 


In the fast-growing cities and communities in and around Charlotte, North Carolina, change is a constant, and it’s impossible to predict what the future will bring. But a little due diligence can go a long way toward long-term peace of mind.

As we close out 2025 and look ahead to a new year, I’ve found myself reflecting on what it means to build. And when I’m talking about “build”, I’m talking about more than how or where or when we build homes – I’m talking about how and where and when we build connection, care, and trust. This year has reminded me that leadership, like homebuilding, is a deeply human opportunity. At Brookline, we’ve always said that no one cares what you know until they know that you care. That philosophy has guided us through 2025, shaping not only how we show up for our buyers, but how we show up for one another. Our team has evolved in all the best ways. We’ve become more collaborative, more transparent, and more connected – across sales, field, office, and leadership – than ever before. It’s not always easy work, but it’s work that matters and makes a difference. And it’s the kind of work that reminds me every day why I love what I do: helping people find and feel at home. One of the greatest affirmations I received this year came from a homeowner who told me this: “When I realized the president was a woman, I thought, thank goodness – she’ll understand . ” That moment stopped me in my tracks. Because she’s right. I do understand. I understand what it means to want a space that feels like you; to care about every detail, from the warm sunlight that pours through the windows to the way a kitchen fits your family’s rhythm in the morning rush or as you all sit down to dinner together. I understand that home is emotional, not transactional. I’m proud that our homes, and our Brookline Homes team reflect that level of care. As we get excited for 2026, I’m filled with gratitude for the team that makes Brookline what it is today. They’re funny, they’re dedicated, they’re heart-forward people who bring joy to the work. They’re the reason I love what I do. The laughter in our meetings lately has been contagious, which is a sign to me that our culture and company feels more like a community than ever. And as we carry that spirit forward, I’m thrilled to share something new on the horizon: Bliss Custom Construction, our newest sister company and a 100% female-owned venture. Bliss Custom Construction will allow us to bring Brookline’s trusted and loved floor plans, craftsmanship, and heart to homeowners who want to build on their own lot. It’s an opportunity to extend what we do best, which is to make homebuilding feel joyful, transparent, and deeply personal – to an even broader community within Charlotte and Gastonia – and beyond. Bliss – which is also my last name – means happiness, harmony, and the feeling you get when things finally fall into place. That’s the energy I’m taking into 2026.
