It’s official: Charlotte is now the 14th largest city in the United States. 


If you’ve spent any time in the Queen City, this may not come as a surprise. Everywhere you turn, there is growth — new office towers, roadway construction, apartments, housing developments. It has been widely reported that 117 people move to Charlotte every day. Between 2023 and 2024, that amounted to more than 23,000 new residents, making Charlotte the sixth-fastest growing major city in the U.S.

They also come with unique considerations. In this post, we’ll break down the pros and cons of buying a new construction home to help you make the right decision for your lifestyle and goals.


The pros of a new construction home 


Affordability 

This may come as a surprise, but research shows newly built homes are becoming more affordable across the United States as prices on these homes have dropped steadily since the third quarter of 2023. At the same time, existing home prices have been on the rise. Given that, your smartest financial move right now may be to buy new. 


Lower Mortgage Rates

Research also shows that new home buyers pay lower mortgage rates, by about half a percentage point (6.1% compared to 6.6%). This translates to less money out of pocket over the lifespan of your mortgage. 


Why is this the case? Builders often have close relationships with lenders, which allows them to offer special financial deals as an incentive to the sale. For instance, builders will often offer rate buydowns, where the builder pays an upfront fee to reduce the interest rate on the loan, either temporarily or permanently. This lowers your monthly payments, especially in the early years of the loan.

 

In addition, builders often partner with various programs to offer down payment and closing cost assistance to homebuyers, especially first-time buyers. Some will even offer assistance to help potential buyers improve their creditworthiness to qualify for a mortgage.

While existing homes often require extensive renovations to bring them into the modern age, new construction homes require no heavy lifting. By their very nature, they come equipped with all things new — from up-to-date appliances to the latest smart features to modern, open layouts. Compromises are kept to a minimum, and you can enjoy your home right from the start. 


Attractive Upgrades 

New construction homes offer buyers the option to upgrade features and finishes to ensure you get everything you want in a home. These upgrades will be incorporated from the moment you move into your home, sparing you the need to make expensive updates later down the road. 


Fewer Repairs

New homes mean new everything — from the roof and HVAC system to plumbing, electrical, and more. This translates to fewer immediate repair costs and less maintenance. Most new construction homes also come with builder warranties, which offer peace of mind and financial protection during the early years of ownership.


The Cons of Buying a New Construction Home


Location Trade-Offs 

New home builders look for sizable chunks of land on which to build. Typically that means these new communities will be located in areas that are somewhat removed from the more established parts of a city. For many, this can be a definite perk, providing a welcome change of pace. But it is important to understand your proximity to the parts of your city that matter most to you. Then determine if the distance is a dealbreaker – or just something to plan around. 


Pro tip for buyers: Do your research. Scout out the amenities that are available in the new home community you’re considering, and if easy access to certain areas is important, consider your proximity to major highways, thoroughfares, and transportation. 


Builder Restrictions and HOA Rules

New home communities often come with homeowners association (HOA) regulations and builder-imposed guidelines. These associations offer distinct benefits, ensuring the community is well-maintained over time. However, they can also come with limitations. HOAs may enforce restrictions on exterior changes, for instance, or dictate what materials and colors can be used, which could limit your creative freedom when it comes to future design choices. 


Pro tip for buyers:  Do your due diligence up front to understand the rules and regulations of the community you’re buying into. If you are represented by an agent, ask them to request a copy of all the rules and CCRs (covenants, conditions, and restrictions) the HOA requires within the community. This way you’ll have no surprises once it comes time to move in. 


Variable Standards & Priorities

As in all industries, standards vary across home builders. Different companies use different materials, offer different upgrades, and prioritize different aspects of the home building process. As a result, it’s vital that you choose a builder whose standards, priorities, and values align with your own. 


Pro tip for buyers: Take the time to research your prospective builder before you buy. Look for customer reviews, warranties, and any other information that could help you know when you’ve found the right choice.

As we close out 2025 and look ahead to a new year, I’ve found myself reflecting on what it means to build. And when I’m talking about “build”, I’m talking about more than how or where or when we build homes – I’m talking about how and where and when we build connection, care, and trust. This year has reminded me that leadership, like homebuilding, is a deeply human opportunity. At Brookline, we’ve always said that no one cares what you know until they know that you care. That philosophy has guided us through 2025, shaping not only how we show up for our buyers, but how we show up for one another. Our team has evolved in all the best ways. We’ve become more collaborative, more transparent, and more connected – across sales, field, office, and leadership – than ever before. It’s not always easy work, but it’s work that matters and makes a difference. And it’s the kind of work that reminds me every day why I love what I do: helping people find and feel at home.
